Lunaya by Zaya X FIVE

Lunaya by ZAYA x FIVE is a low-density villa community in Jebel Ali, eight minutes by car from Sheikh Zayed Road. The masterplan holds 500 homes across four typologies, townhouses, maisonettes, duets and detached villas, set among landscaped parkland rather than dense rows. Each residence is designed around light, greenery and generous outdoor space, with private gardens, roof terraces and, in the villas, a private pool.

Two established names stand behind the project. ZAYA, founded in 2008 by Nadia Zaal, is known for Al Barari, one of Dubai's greenest and most exclusive residential communities and the inspiration behind Lunaya. FIVE Holdings develops and operates luxury five-star hotels including FIVE Palm Jumeirah, FIVE Jumeirah Village and FIVE LUXE JBR, and brings proven hospitality concepts such as ReFIVE Spa, Cinque and Ronin into the community.

The four home types range from The Bloom, a four-bedroom townhouse from 2,966 sq ft, and The Rise, a four-bedroom maisonette from 3,814 sq ft, up to The Dune and The Sol — five-bedroom villas of 6,635 and 8,231 sq ft respectively. All feature private lifts, maid's quarters, covered garages and multiple terrace levels.

Within Lunaya, 65% of the site is given over to landscaped gardens and green parks, with a 900,000 sq ft swimmable crystal lagoon at its heart. Palm Jebel Ali, Expo City and Al Maktoum International Airport are all close by destinations with billions in investment currently underway. Homes are sold freehold on a 40/60 payment plan, with the remainder due on handover and financeable through a bank in Dubai.
